Energy Performance Certificates were introduced to help reduce CO²emissions and lessen the effects of global warming. All properties being sold or rented require a certificate which needs to be commissioned before marketing begins. Validation is for 10 years.
The report shows the energy efficiency of a property to potential buyers and tenants. The building receives an energy and carbon emission efficiency grading between A (the most efficient) and G, the London average is D.
The report will make recommendations on how to improve the energy rating, these measures are divided according to how much they will cost. The home owner or landlord is not obliged to act upon these recommendations, but EPC’s will be linked to a ‘Green Deal’ initiative.
For properties being sold or rented an EPC must have been commissioned within the first 7 weeks of marketing.
An accredited energy assessor will contact you to arrange a visit to the property. All assessors are rigorously checked prior to receiving accreditation, are fully insured and must at all times carry identification.
Assessments take approximately thirty minutes. Assessors check water and heating systems, windows, insulation, building age and construction etc.
The completed certificate is emailed to you within 24 hours.
